Chair Harris noted the consent agenda contained two items. - Freedom Church outparcel within Kensington Downs (Resolution 2025-031): Planning staff recommended approval; applicant Luke Talley (CSDG) agreed to staff conditions and the commission approved unanimously.
Minor amendments and final plans approved - Nichols Place Phase 4 (Resolution 2025-009): Staff recommended a minor amendment to reduce unit count and adjust building types; the commission approved with nine conditions. - Vinewood Townhomes (Resolution 2025-029): Applicant updated architecture and two-car garages for townhome units; planning staff treated the submittal as a minor amendment and the commission approved unanimously with ten conditions. - Twin Eagles Phase 15B Section 3 (Resolution 2025-022): A minor amendment reducing lots to address detention/water-quality constraints was presented; the commission approved with 15 conditions to allow road construction to proceed. - Nichols West (Resolution 2025-024): Final master development plan for 39 single-family lots; staff recommended approval with 17 conditions and the commission approved. - Hunt Club Retail (Resolution 2025-025): Final master development plan for a 6.77-acre mixed-use parcel; staff recommended approval with 15 conditions and the commission approved unanimously. - 214 Ross Avenue (Resolution 2025-026): Final master development plan for two single-family units in an HPR; applicant Michael Barnes and staff agreed to conditions; the commission approved with an additional condition requiring brick or stone foundation cladding on the visible foundation.
