Planning commission approves Wawa Long Hollow Pike plan but removes canopy elevations condition

The Planning Commission approved a preliminary master development plan (PMDP) for a proposed Wawa convenience store and fuel canopy on a 3.53-acre portion of a MU (mixed-use) parcel west of Greenlee Boulevard and south of Long Hollow Pike.
Jim Carpenter, staff planner, said the PMDP is the first submitted for the property west of Greenlee Boulevard. Staff recommended approval of resolution 2025-027 with 15 conditions, noting the canopy did not meet the 70 percent brick-and-stone requirement for convenience sales and service structures and that the applicant requested an architectural exception to use its trademark canopy design.
Landon Boggs, representing the applicant and working with Wawa representative Kristen Ritz, asked that the commission accept the Wawa-standard fuel canopy as an exception; Boggs said the building would be set lower than the roadway and the canopy would not be highly visible from Long Hollow Pike. He also asked that approval be made contingent on coordinating required transportation improvements with the Tennessee Department of Transportation and noted the applicant will work with engineering on peak-hour traffic contribution calculations.
A motion to approve the PMDP as modified carried after the commission amended the motion to remove condition 13 (the canopy-elevation condition). Commission discussion referenced coordination with TDOT and the applicant’s agreement to satisfy the other conditions listed in staff’s recommendation.
The resolution moves forward to City Council with the commission’s recommendation and without condition 13; the applicant will coordinate required roadway improvements with TDOT and finalize the engineering and contribution agreements with city staff.
