The City of Angola Board of Zoning Appeals on March 24 approved a development standard variance permitting an enlarged wall sign on the south façade of a planned TJ Maxx at 207 Lemon Drive.
Planning staff reported the property is zoned C-2 (general commercial). The applicant sought a wall sign of about 246.7 square feet on the south facade; the UDO limits front-facade wall signs to 200 square feet. Staff said the south façade faces the Meijer parking lot and is approximately 440 feet from North Wayne Street, and that the requested increase would improve visibility from the main thoroughfare and from the Meijer lot.
Why it matters: The variance addresses practical visibility constraints because the building lacks direct North Wayne Street frontage and is set well back from the roadway. Staff told the board the proposed size is proportionate to the south building façade and consistent with the city’s comprehensive plan goals encouraging infill and improving community image.
Applicant representative Ryan Miller said the larger sign responds to the building’s orientation and the need to be visible to drivers on North Wayne Street and shoppers in the adjacent Meijer parking area. Staff noted the other proposed signs for east and west facades had been approved previously and did not require variances.
The board read findings and approved the variance by voice vote. No roll-call vote was recorded in the minutes; the approval was unanimous among members present. Planning staff will proceed with permit review and issuance consistent with the approved variance and remaining development-plan comments.
