The Miramar City Commission voted to approve a lease between the city and Brandon's Bistro Pines LLC for 3,800 square feet of vacant ground-floor retail at 11755 City Hall Promenade inside Miramar Town Center. The lease term is 10 years with two 5-year renewal options and a 12-month rent-free build-out period; the base rent was described in the presentation as $152,000 annually with 3% annual increases.
Staff and the applicant explained the space is delivered as a shell and that the city is not responsible for tenant build-out beyond a negotiated tenant-improvement (TI) allowance. The parties negotiated a TI allowance of $4 per square foot ($4 x 3,800 = $15,200) with a negotiated cap referenced in the presentation of up to $325,000 (the final agreement contains the agreed cap); staff said the allowance is the city's inducement to fill a long-vacant space in the Town Center.
