Planning commission approves amended plat to change address for corner lot in Promontory

The Eastern Summit County Planning Commission on a voice vote approved an amended plat for Range Veil Subdivision Lot 1 that changes the lot's official address to North Branch Club Trail.

Staff planner Jennifer Strader described the request as a narrow technical change: “This is a lot in Promontory, that's a corner lot, so it has access off of 2 different roads. The plat currently only provides an address off of North Promontory Ranch Road, and the applicant is requesting to modify the address to be off of North Branch Club Trail.” Strader said the change was requested so the driveway and primary access could avoid disturbing a mapped preservation area.

Strader told commissioners the plat revision was limited to the address chain and that staff had received no public comment opposing the change. She recommended approval and said any required recordation documents (deed restrictions, if applicable) would be completed before final filing.

After asking for public input and receiving none, a commissioner moved to open and then close the public hearing and to approve the amended plat “pursuant to the findings of fact, conclusions of law, and conditions of approval” included in the staff report. The chair called the vote and announced the motion approved by voice vote.

The approval covers only the plat amendment changing the address—no new lots or development entitlements were granted by this action. The planning commission noted staff would ensure final recording documents comply with county requirements before the plat is recorded.

Minutes show no public speakers on the item and no conditions beyond the standard recording requirements cited in the staff report.
