The Historic Architectural Review Board on March 20 continued an after‑the‑fact certificate of appropriateness application for 32 St. Francis Street so the applicant could provide additional documentation on window and canopy materials and decking.
Staff described the property as located in the HP‑1 zoning district and noted that many of the replaced windows were 1‑over‑1 vinyl units that do not meet the AGHP compatibility criteria in quality, finish and profile. The applicant said they intend to “make it right” and signaled willingness to replace inappropriate vinyl with wood windows and to repair or reconstruct the failing canopy over the east elevation entrance.
Board members asked for corner or cut‑sheet window profiles, documentation of canopy construction and structural connections, and clarification about decking materials for the front balcony (board members said wood decking is preferable to composite). The applicant agreed to provide product details and to work with staff on color choices. The board voted unanimously to continue the item to the April 17 HARB meeting with instructions to submit materials to staff by the April 7 filing deadline.
