San Antonio City Council on March 20 approved amended rezonings that change the zoning of two properties on Datapon Drive to allow mixed-use residential development at up to 60 units per acre.
The two items—listed as articles 24 and 25 on the agenda—were presented with a staff recommendation for approval. Staff reported 29 notifications were sent and that no opposition was recorded.
A presenter who said they were representing a development team explained the area has experienced office vacancies since the 1980s and that converting one of the existing buildings to housing would create appropriate density near the medical campus. The speaker said the rezoning would create two buildings with roughly the capacity to produce more housing near job centers and that the MX zoning includes controls on building locations and heights.
Council members and staff said they had worked with property owners and the council office for District 8 on parameters for the MX designation; the proposal was amended to limit density to 60 units per acre. After brief discussion, the council voted to approve the amended rezonings.
The approval permits the property owner to move forward with development consistent with the MX zoning and the 60-units-per-acre limit; site plans and building permits will remain subject to staff review and applicable city development regulations.
