Commissioners approve preliminary and final plat for Montgomery Subdivision in Minotkun Township

The Shawnee County Board of County Commissioners on March 20 approved a preliminary and final plat for Montgomery Subdivision, allowing the division of one parcel into two lots at 4941 Northwest 70 Eighth Street in Minokun Township. The property is zoned RA-1 (rural agricultural).

Joanie Fadani, director of the county planning department, told commissioners the parcel is just shy of five acres and that the owner requested the split so a family member could build adjacent to the existing home. Fadani said the parcel would not have qualified for an exemption from platting because, although it met frontage requirements, it did not meet the minimum acreage required for an exemption outside the three‑mile radius of a city.

Fadani said the county ensured there is space for a septic system on each lot and that the preliminary plat shows potential house locations and septic placements. She said the planning commission recommended approval on Dec. 9, 2024, by a 5–0 vote. The board approved the subdivision subject to the following conditions: execution of additional public right-of-way dedication shown on the plat, submission and approval of a drainage report as required by Public Works, and addressing any underground telephone lines in the right-of-way identified in agency comments. No building permits will be issued until required right-of-way dedication and drainage review are complete.

Motion to approve the preliminary and final plat was made by Commissioner Rippon and seconded by Commissioner Mays; vote recorded 2 to 0.

The board did not hold a public hearing on the item at this meeting; staff offered to ask if any members of the public wished to speak and none did.
