Land Use Authority approves three plat amendments for industrial and residential subdivisions

The Washington City Land Use Authority on March 19 approved three amended final plats and partial-plat amendments: Sunrise Valley Industrial Park Phase 2 (partial amendment A), Sinister Estates amended final plat, and Camp Minor partial amendment A. Each item was presented by planning staff and approved by motion after a brief public-hearing period.
Sunrise Valley Industrial Park Phase 2, partial amendment A Planning staff reported that the applicant, Red Waters Industrial Development LLC, sought to split Lot 33 into two lots; no other changes were proposed. Staff found the amended final plat conforms to the I-2 zoning and the subdivision ordinance and recommended approval subject to the findings and conditions in the staff report. The authority approved the amendment on a motion; Commissioners recorded their votes (Tupelo moved, Shell seconded) and the motion passed with recorded ayes from Commissioners Anderson, Shell, Mitchell, Tupelo and Block.
Sinister Estates — amended final plat Staff explained the amended final plat for Sinister Estates (138 West 3930 South) would adjust the property line between Lots 1 and 2 to create more depth on one lot; no other changes were proposed. Staff confirmed conformity with RA-½ zoning and the subdivision ordinance and recommended approval. The Land Use Authority approved the amended final plat on a motion by Commissioner Mitchell, seconded by Commissioner Tupelo; the recorded vote was unanimous among those present.
Camp Minor — final plat partial amendment A The Camp Minor subdivision amendment (2191 East Washington Dam Road) had been tabled at a prior meeting pending a zone change; staff reported the necessary zone change had been approved and the amended final plat now conforms to the applicable zoning and subdivision requirements. The Land Use Authority approved the amendment on motion (mover: Commissioner Shell; second: Commissioner Anderson) with unanimous affirmative votes.
Votes and procedure Each item was opened for public comment; no substantive public opposition was raised at the hearings. Staff answered several technical questions about utilities, easements and landscape-strip requirements for the Sinister Estates amendment. Where applicable, staff noted that utilities will be brought to each new lot and that certain public-utility easements and landscaping strips will be required as part of the final mylar and construction submittals.
All three approvals were recorded as motions with individual roll-call-style affirmations reported by the chair.
