The commission approved a certificate of appropriateness for porches and covered additions at 332 Florida Street on March 19, 2025, subject to staff stipulations and two commissioner requests to consider a change in porch roof form and to relocate stairs.
Nathan Manfred, representing the applicant, said the owners agree with staff stipulations and that the primary point of contention was the size of a west‑side porch; he explained the porch would provide a covered outdoor dining area for the home. Commissioners discussed roof form options, including a gable roof, and asked the applicant to consider relocating exterior stairs from the east to the south elevation; the motion approving the application included staff stipulations 1–6 and asked the applicant to study the alternative stair orientation and a possible gable roof for the porch. The roll call recorded unanimous support: Castillo, Cedillo, Velázquez, Callaway, Bezuca, Krube, Cervantes, Holland and other commissioners voted yes and the motion passed.
Staff will require construction documents before issuing the certificate of appropriateness, and the applicant must obtain any required building permits prior to starting work.
