Architect Kobi Karp explained façade and ground‑floor treatments and a glazed, lit garage screening strategy. Board members requested better ground‑floor drawings in the formal submittal and more detail on the garage screening and roof‑level pergola. Commissioners praised the art‑driven façade concept but urged some simplification of balcony/façade rhythms and clarification of the pedestrian connections.
The board’s approval included explicit conditions: (1) update the official record package to include the larger‑scale renderings shown at the hearing; (2) replace proposed palm trees with canopy trees at the pedestrian level; (3) provide shading devices (canopies) over the south‑facing fourth‑level windows; and (4) confirm the amenity pergola feature as shown.
