The Cedar City Planning Commission voted to recommend changing the general plan and rezoning a single half‑acre parcel at 1600 North Wedgwood from low‑density residential (R1) to central commercial.
Property owner Jason Ashworth presented the request, saying the lot is an “island” of R1 surrounded on one side by commercial properties and on the other side by multi‑family and duplex developments. Ashworth said the parcel fronts a master‑planned road and argued that rezoning to central commercial would better align land uses along that corridor and make future development more feasible.
Planning staff and commissioners discussed access, parking and the narrowness of Wedgwood Drive at one short segment that currently “necks in.” Staff noted parking constraints and said site plan review would govern allowable uses; staff also said the master plan road alignment could be widened in the future as adjacent parcels develop.
Neighbors who live on Wedgwood and Fairway Drive spoke during the public hearing. Several residents said the existing local street is narrow and that any change that increases traffic along Wedgwood would raise safety concerns for children and pedestrians. Others, including a resident who built homes in the neighborhood, told the commission they supported modest neighborhood‑serving commercial uses if the site plan preserved traffic safety and limited noisy uses.
After discussion, a commissioner moved and the commission seconded a recommendation to change the general plan designation from low‑density to central commercial and to rezone the parcel to central commercial. The motion passed. Staff noted that the developer will need to submit a site plan meeting commercial parking and access standards if the rezoning is approved by council.
