Council approves small zoning cleanup to eliminate split zoning at Tag & Go site

The Pleasant Grove City Council adopted Ordinance 2025-005 to rezone approximately 0.2 of an acre at the entrance to Green Grama Apartments from the Grove zone (commercial-sales subdistrict) to Commercial Sales 2 (CS-2), removing a split zone on the parcel.
Director of Community Development Daniel Cardenas described the request as a “cleanup” to align zoning maps with existing property lines and an approved planning commission project. He said the larger property is already largely zoned CS-2 and that the small corner in question had been left as a different zone, resulting in the split zoning. Cardenas said the rezone would allow approved restaurant buildings and avoid future confusion for site plan review.
Cardenas explained differences between the Grove subdistrict and the CS-2 zone, saying the Grove (growth) designation carries more restrictive design review requirements and building standards, while CS-2 is less restrictive on design review and glass requirements. He said the intent is not to change the development type but to have the zoning map follow property lines.
No members of the public spoke at the hearing. Councilmember Rogers moved to adopt the ordinance; Councilmember Lamone seconded. A roll-call vote recorded all present council members voting yes and the mayor declared the ordinance adopted.
Council requested staff update them as tenant names and building details are finalized for the site; Director Cardenas said he would notify council when additional details are available.
