David Larson appeared before the Board of Equalization to appeal the assessment on a carriage-house property at 1820 Country Club Court (map 72 B 4‑A). Larson said he and his wife bought the parcel in October and plan to continue leasing office suites to counselors who already occupy the building.
Larson supplied a one‑page summary of purchase information and said the purchase price for the carved‑off carriage‑house property was $450,000. He described tenant arrangements (individual, gross leases with utilities and internet included) and said he had prepared projections and expected to supply detailed rent rolls and P&Ls to the assessor’s office. “We purchased back in October of this past year… we sold those properties for a purchase price of $450,000,” Larson said on the record.
Assessor staff ran sales-comparison and income-approach checks for the parcel and reviewed neighborhood land values. Board members examined land-per-acre comparisons in nearby parcels and noted corner parcels and higher-density zoning had different per‑square‑foot land values.
After reviewing the submitted documents and staff calculations, the board approved a final assessed value of $547,200 for the parcel, keeping the assessor's land allocation of $265,000 (approximate) and placing the residual on the building value for the new assessment. Motion made and seconded on the record; voice vote—aye; chair voted aye. Staff said they would update the parcel record and mail the written decision to Larson.
