Prosper Planning commission approves La Sema retail site plan and plat with traffic-study condition amid resident opposition

The Prosper Planning and Zoning Commission on March 18 approved a site plan for a 29,513-square-foot retail building that includes a grocery component and an associated final plat at the northwest corner of La Sema Boulevard and Richland Boulevard, conditioning the site-plan approval on completion of a traffic impact analysis before a building permit is issued. The site-plan vote carried 3–1; the plat vote also carried 3–1.

The condition is intended to address residents’ concerns about traffic flow and public-safety impacts near nearby neighborhood amenities, including the Lakes Of La Cima subdivision, a neighborhood pool and the Goddard daycare center adjacent to the proposed site.
