Austin commission approves SF-6 rezoning for two Zimmerman Lane parcels with 4-units-per-acre cap

The Zoning and Planning Commission recommended approval Tuesday of rezonings for two vacant parcels on Zimmerman Lane — C14-2024-0165 (Zimmerman SF South, 11301 Zimmerman Lane) and C14-2024-0169 (Zimmerman SF North, 11300 Zimmerman Lane) — changing each property from Development Reserve (DR) to SF-6 (Townhouse and Condominium residence). The commission’s motion, made by Vice Chair Betsy Greenberg, included a conditional overlay limiting development to 4 units per acre. The vote was 6 in favor, 2 opposed and 1 abstention.

Staff planner Sherry Ceruitas of the City of Austin’s Planning Department told commissioners the smaller, adjacent tracts total about 11.59 acres (6.62 acres on the south tract, 4.97 acres on the north tract) and that staff recommended SF-6 zoning for both sites because it is “consistent with the previously city council approved SF-6 CO zoning along Zimmerman Lane to the east.” Ceruitas said Zimmerman Lane is a 20-foot-wide collector that dead-ends in a cul-de-sac, was annexed by the city in 1997, and has no planned roadway improvements or alignment to FM 620.
