Commission approves rezone of three Ocala Drive parcels from agricultural to Single-Family 2

The Midlothian Planning & Zoning Commission voted unanimously to rezone three parcels in Oak Hollow/Ocala Estates—4401, 4405 and 4409 Ocala Drive—from agricultural (AG) to Single-Family 2 (SF-2).
Staff said the three properties total about 4.03 acres and each already contains an existing single-family home. The city's future land-use plan shows the area as a low-density residential "country module," and staff's comparison chart showed all three parcels meet SF-2 development standards. Staff reported it mailed 21 notices to property owners within 200 feet and had not received correspondence opposing the rezoning.
Property owner and applicant Michael Olson (presenting himself as “Mister Olson” at the microphone) said the rezone request was brought because his property at 4409 Ocala Drive needed SF-2 setbacks to allow him to add a three-car garage. Olson said the neighborhood was annexed about a decade ago and that most lots in the subdivision are consistent with SF-2 standards. “Theres about 50 homes, and I think 48 of them are more in line with SF 2,” Olson said.
After no public opposition and a brief discussion the commission approved the rezone. The motion passed unanimously.
The rezoning changes the official zoning designation for the three lots to SF-2; any subsequent building permits for additions or new construction will proceed under the SF-2 standards and normal permitting processes.
