Commission approves C1-CD zoning for light auto service at Lot 47 (Manzana 31) with conditions

The San Antonio Zoning Commission voted to approve a conditional C1 (C1-CD) zoning to allow light automotive services at Lot 47, Manzana 31, with conditions on hours and lighting.

Applicant René La Fuente and prospective operator Vini Campos described a small-scale operation focused on lubrication, minor repairs and training opportunities: “Eso es algo que quiero expresar… sería algo más pequeño para reparaciones menores de un día,” Campos said. Staff noted the site sits in a commercial area and that the building would remain largely unchanged; the applicant proposed using existing parking and indicated three to four employees might operate the business.

Commissioners clarified permitted uses under different base districts and asked for operational conditions. Commissioner Reyes moved to approve a C1-CD classification with conditions including hours of operation and lighting directed downward; the motion specified hours of 7 a.m. to 7 p.m. and required downward-oriented lighting and passed on roll call. The approval included direction that the applicant follow city code for fencing and that any future expansion to heavier automotive repair would require a different zoning classification.

Staff said the site’s traffic impact was low and the property has existing customer parking. Commissioners and staff discussed the need to address bus stops near the property and to ensure the site plan manages customer circulation. Under the approved C1-CD conditions, the applicant must submit a site plan showing access, lighting and screening prior to permit issuance.
