Don (planning staff) summarized the proposal as a three‑lot minor subdivision on roughly 40.87 acres: “So mister Ritland is proposing a 3 lot minor on their, 40 acres. They would have the, the 2 northeast and northwest lots, and then the, bottom half would be the third lot. Planning and zoning was unanimous to recommend it for approval Only condition was to notify new owners of the land use code for when they want to build that's basically it.”
Commissioners asked clarifying questions about access points and existing structures. Don and the applicant confirmed the parcel has access on the north and west sides (Road S on the north and Road 30 on the west) and that the only structures are located on the 20‑acre parcel. No public comments were made at the hearing.
A commissioner moved to approve the subdivision and another seconded; the board voted in favor by voice and the chair announced the application was approved.
