ABR grants project design approval for Marlborig Industries office building after design refinements

The Architectural Board of Review on March 17 approved project design for a proposed two-story, approximately 18,575-square-foot corporate office building for Marlborig Industries on South Quarantina Street, concluding the design meets Planning Commission conditions and ABR compatibility findings.
Applicant representatives described modest refinements since concept review, including reduced glazing in some façades, a strengthened stone base, a wood finish element (cross-laminated timber/CLT) at the main entry canopy, bronze-anodized window frames, and perimeter landscape and fence detailing. Presenters said the CLT feature and bougainvillea plantings are intended to contribute to a material palette sympathetic to local character while meeting durability and sustainability goals.
Board members asked for clarification about materials, solar shading and rooftop screening for mechanical equipment. Project team members said rooftop equipment will be minimized and set behind low screen walls, and that they are evaluating carport-mounted solar and sun-control elements in interstitial overhangs; they also confirmed the primary exterior finish would be a warm white smooth plaster with a stone plinth and wood CLT accents.
Planning staff reminded the board that Planning Commission previously approved the required coastal development permit and development plan (Planning Commission resolution 001-25) and that ABR should find the project consistent with those conditions as part of project design approval. At conclusion of the ABR review, a motion finding compliance with Planning Commission Resolution 001-25 and with ABR project compatibility and urban design guidelines carried unanimously (Chair Anderson: yes; Vice chair Whalen: yes; Board member Anderson: yes; Board member Black: yes; Board member 6: yes; Board member Sovereign: yes).
The board instructed the applicant to include a material board and precise color/finish samples when the project returns for final detailed review and to provide specifics about solar controls, rooftop screening and planting species in the final submittal. With those conditions, the board granted project design approval at the March 17 hearing.
