Argyle Town Council voted unanimously March 17 to amend the Town Development Standards for Old Town 2 (OT2), revising four provisions to make the rules align with contemporary home construction and reduce recurring site‑plan variance requests.
The ordinance amendment (TDS‑2025‑1 / Ordinance 2025‑12) raises the maximum air‑conditioned floor area in OT2 from 2,200 to 3,000 square feet, increases the permitted front‑garage allowance from 30% to 50% of the front building façade, increases the maximum garage size from 400 to 500 square feet, and removes the minimum 6:12 roof pitch requirement for front porches. Staff said the changes respond to repeated variance requests for homes that meet the neighborhood’s visual and compatibility goals but exceeded older numerical limits.
Planning staff showed an example house previously approved at 108 Dallas Street with roughly 2,875 square feet of conditioned area to illustrate how the revised thresholds would allow contemporary home designs to comply without special exceptions.
The amendment passed after a brief public hearing with no speakers; council members thanked staff for consolidating prior variance experience into a cleaner standard and directed staff to finalize ordinance language.
