The Hollywood Planning and Development Board unanimously approved site plan, design and a variance for Bluebees LLC to build an approximately 22,000-square-foot outdoor paddle facility at 600 Knights Road.
Staff described the two-acre site west of I-95 and south of Johnson Street, in a C-4 Commercial zoning district. The proposal includes nine padel courts (five covered, four open), remodeling of an existing accessory building for snack/restaurant use, a 5-foot landscape buffer around the perimeter, and 49 parking spaces (the applicant provides more than the estimated requirement). Staff noted the site must dedicate 25 feet along the front which reduced area available for landscaping; the applicant proposed 19% where 25% would otherwise be required, prompting the variance application.
Board members asked about nighttime play and lighting. Applicant representative Salomon Arce told the board the facility would follow nearby recreation-area standards: play and court lighting would end at 10 p.m., consistent with adjacent uses (the nearby skate park and pickleball courts play to about 10 p.m.). Engineering staff and planning also noted that any lighting must comply with code standards for light spill beyond the property line.
Board discussion touched on recreational benefits and neighborhood context. With no public opposition and no public commenters, the board approved the variance first and then the design and site plan, each on unanimous voice votes.
Conditions were attached as noted in staff recommendation; the variance approval enables the reduced vehicular-use-area landscaping percentage for the C-4 site so the applicant could deliver the project’s court layout and parking plan.
