The Nolensville Board of Commissioners discussed the Evans annexation (0 York Road) at its March 24 work session. Staff described the parcel as contiguous to the town’s existing boundary near the Annecy development. The property owner is seeking annexation and a rezoning to CD3 to allow smaller lot sizes and layout similar to Annecy.
A public speaker representing the Evans ownership presented the concept plan and invited the board to give direction: proceed with annexation or issue a denial letter that would allow the property to develop under Williamson County. Several commissioners said contiguous annexation is acceptable in principle and consistent with planned growth; Vice Mayor Salamida and Commissioner Cortner said they are more comfortable approving annexation than approving an upzoning to CD3 at this stage.
Board members asked technical questions about connections to Annecy, a potential walking bridge, the presence of Mill Creek or a tributary across the site, and whether the parcel could tie into gravity-fed sewer in adjacent Triune. Staff and the applicant said the parcel likely would require an on-site or private sewer system; the county had flagged issues with private sewer systems and said line extensions would be a long-term project (20-plus years).
Commissioners agreed the applicant may proceed with a formal annexation application if desired, and that any rezoning request (CD3) would be considered later through the planning commission and ordinance process. No vote was taken on annexation initiation; staff will treat the discussion as courtesy feedback to the applicant.
