North Lauderdale Code Enforcement Board sets multiple compliance deadlines, orders fines for continued violations

The City of North Lauderdale Code Enforcement Board on May 28 ordered several property owners to correct violations, granted extensions for others and dismissed or certified a number of cases. The board found a swale violation at 526 SW 70th Terrace and set a compliance deadline of July 27, 2025, after hearing testimony from the property owner and city staff.
Code Enforcement Officer Ganeshaw told the board the city had first viewed the property on June 14, 2024, and that the city was seeking a final violation finding and 60 days to comply. The board ultimately ordered correction by July 27, 2025, and set a $50-per-day fine for each day the violation continues after that date. The board noted that obtaining a permit for a driveway would effectively extend the timeframe through the permitting process and asked that the owner keep Code Officer Ganeshaw informed of progress.
Cindy Joseph Saldana, who identified herself as the owner of the property, said she had tried seed and sod and attributed the difficulty to large tree roots and shade. “I do keep up with my yard. I keep up with everything,” Saldana said, adding she had contracted to install a driveway and had paid a down payment. “I already put a down payment,” she told the board.
Board members clarified that a permitted driveway on the corner lot would address most of the swale issue and that whether the trees could be removed was a county decision; Saldana said she had contacted the county about tree removal and expected a county inspection. The board offered a standard compliance period and explained it would revisit the matter if additional time was needed.
The board also handled a slate of other cases with brief motions:
- Case 25-05-CEB-02252954 (Anderson, 8005 SW 7th St.): The board ordered a final violation and set a date to return to the board (the hearing schedule was adjusted so compliance could be reviewed on the June 25 docket). The city noted one commercial vehicle had been removed but a trailer remained at the rear of the property; the owner said he planned to sell the trailer.
- Case 25-05-CEB-03253112 (Varian, 6565 SW 8th Pl.): The board found parts of the property in violation for swale maintenance and parking across the sidewalk, and gave the owner until June 24 to complete sod installation and cure remaining issues.
- Case 25-05-CEB-02241186 (Has Hazmatali, 7215 SW 5th St.): The board granted the city’s request to dismiss the case without prejudice after a final inspection showed the fence matter was approved.
- Case 25-01-CEB-08242356 (Gonzales, 303 SW 70th Ave.): The board granted an extension to Aug. 26, 2025, so the owner could complete permitted fencing work.
- Case 25-03-CEB-10242627 (Wellington, 7501 SW 7th Ct.): The property remained in violation for an unregistered vehicle; the board voted to certify the case for further enforcement.
- Case 25-03-CEB-10242710 (Davila, 301 SW 70th Ave.): The board approved an extension until June 7, 2025, for a reinspection of a pool.
- Case 24-06-CEB-04241629 (Ramnath Lumati, 7313 SW 3rd Ct.): The city reported compliance and the board dismissed the case without prejudice.
- Case 25-03-CEB-09242561 (LFD Investments LLC, 1248 SW 70th Ave.): The board certified the case for further enforcement after no contact with the owner.
The board also read into the record that cases listed on page 3 of the docket were now recorded as complied and approved the March 26 meeting minutes before adjourning at 6:26 p.m.
