Commissioners approve minor zoning swaps on 26-acre property to straighten commercial boundary

Marion County commissioners unanimously approved case 250107ZC on March 17, authorizing a swap of two 1.09-acre strips on a 26.3-acre property owned by Susie Q LLC to replace slanted zoning lines with a straight boundary between business and residential areas.
Growth Services staff presented the request and said the proposal would move a 1.09-acre area from Heavy Business (B-5) to Mixed Residential (R-4), and another 1.09-acre area from R-4 to B-5, effectively straightening the existing boundary without changing the overall amount of each zoning category on the parcel. Owner’s representative Rodney Rogers described the change as a “like-for-like switch” intended to make future development more orderly; staff and Planning & Zoning recommended approval.
Commissioner Curry moved approval with a second from Commissioner McLean; the motion passed unanimously. No members of the public spoke against the request. Rogers told the board the swap did not add or remove square footage for either zoning designation and was intended to improve parcel geometry for future development.
Staff noted the site is within the urban growth boundary and the Primary Springs Protection overlay; the approved zoning change will be reflected in county zoning maps and permits will follow normal site-plan and permitting review if the owner pursues development.
