Spring Hill planning commission recommends approval to add heavy retail at Legacy Point

The Spring Hill Municipal Planning Commission voted to forward an amendment to the Legacy Point plan development (PDM 18-27-2025) that would allow the addition of a heavy retail use unit and establish supplementary design and development standards for heavy retail.

"Staff recommends that the Planning Commission forward this request to the Board of Mayor and Aldermen with a recommendation for approval," said Miss Sanders, a staff member, during the commission's special called meeting on May 27, 2025.

Commissioners discussed whether components of the Legacy Point project, including a previously approved self-storage portion, were part of the current amendment. A representative for Gamble Design said the self-storage is located at the rear of the site adjacent to the Target and that "it's in the back portion back next to the target, more of a neighborhood oriented self storage. That was done in our original PUD, that was approved." Commission staff clarified the self-storage is not part of the modification under consideration.

Mayor Fitterer moved "to favorably recommend PMD 18 27-2025." The motion was seconded and approved by voice vote with recorded affirmative votes from Commissioner Groeninger, Commissioner Isbell, Vice Chair Connolly, Mayor Fitterer and Commissioner Stroke. The commission recorded the item as approved and will forward the recommendation to the Board of Mayor and Aldermen for final action.

No members of the public addressed the commission on the item during the meeting, and the commission completed the single-item agenda at the called meeting.
