Planning Commission approves final plats for Tower Oaks Preserve, clearing way for 82 townhouses at 2000 Tower Oaks Blvd.

The City of Rockville Planning Commission on March 12 voted unanimously to approve final record plat applications PLT202500627, PLT202500628, PLT202500629 and PLT202500630 for the Tower Oaks Preserve project at 2000 Tower Oaks Boulevard.
Nelson Ortiz, principal planner in Community Planning and Development Services, told the commission the plats implement the prior project plan (PJT2023‑00015) and the level‑2 site plan (STP202400473) approved by the Mayor and Council and Planning Commission. The property totals approximately 6.2 acres and has a land‑use designation of office, commercial and residential mix; the zoning is Planned Development (Tower Oaks) with an equivalent MXE (mixed‑use employment) zone.
Ortiz said the final plats would subdivide existing Parcel D into 82 record lots to accommodate 82 townhouses, create nine homeowners‑association parcels for private alleys, open space and stormwater management, and dedicate three public streets to serve the development. He recommended approval subject to the conditions listed in the staff report and said no additional findings were required under Section 20‑5‑21‑2.
A motion to approve the four final record plats, made and seconded on the floor, passed unanimously with all commissioners present voting in favor. There was no public testimony at the meeting.
The approved plats implement previously authorized development approvals for Tower Oaks Preserve, including the project plan PJT2023‑00015 and the implementing site plan STP202400473.
