Collierville staff to update development map timing; Thompson Machinery tree removals and Water Tower District phase 2 flagged for upcoming review

Town planning staff told the Collierville Planning Commission that the town will change when it updates its online development activity map so properties appear on the map at the same time public notice signs and postcards are issued.
"We're gonna release the update closer to when we put out the signs for the planning commission on property and we send out postcards," Mr. Gross said, describing a focus-group-informed change designed to avoid putting signs on properties before they show on the map. He said staff closed that loop with the sign-posting process so the map and public notices align.
Gross described two pending applications that will appear on the map. Thompson Machinery submitted what Gross called a "masquerading plan" and intends to remove some trees and do rough grading before submitting a formal site plan. Gross said Thompson has asked to remove trees from a required buffer along Highway 385 to increase visibility for equipment display; the extent of tree removal and the required replanting will be a decision point for the planning commission.
On housing, Gross said the Water Tower District has submitted a site plan for a second expansion — roughly 256 apartment units — that “will almost completely exhaust the units that are allowed in Chilling Farms,” leaving an estimated 40 to 50 units remaining under current town-wide entitlements. Gross said these are entitlements that date back several years and the submission is not a brand-new entitlement but a phase two of an existing approval.
Gross said the town has not yet posted the Thompson Machinery site plan or the fine grading/site plan for Thompson; the company plans initial grading work to address low areas before submitting a final site plan. Both the Thompson request for buffer-tree removal and the Water Tower District site plan are expected to appear on an upcoming planning commission agenda for substantive review and decision.
The commission did not take formal action on these items during the meeting; staff indicated they will appear for review at a future meeting and that map updates will occur in coordination with public-notice postings.
