The commission unanimously recommended approval of an amendment to High Impact Permit HIP-09-2020 to increase an on-site sign height from 35 feet to 46 feet at the Maverik/HD Cortez LLC property at 7255 Highway 160/491.
Planning staff said CDOT granted a site access permit for the parcel and that County Water District No. 1 has water available to the property. Applicant representative Clint Carver of Maverick Incorporated told the commission the Federal Aviation Administration reviewed the proposed sign; an earlier request for 60 feet was not approved by the FAA but the FAA approved a 46-foot sign. Carver said the taller sign improves driver sightlines on the highway and allows trucks more notice to exit. He also said a previously permitted smaller sign would not be built if the taller sign is constructed.
Public comment focused on on-site construction impacts, truck traffic and engine braking at the truck entrance; nearby residents asked whether CDOT could address truck speed and engine brakes along the highway. Staff and the applicant said CDOT controls state highway improvements and access permitting and that any required roadway improvements or sight-distance work would be coordinated with CDOT prior to construction.
Motion and vote: the commission moved to recommend approval of the amendment with no additional conditions; vote was unanimous.
Next steps: staff will forward the recommendation to the Board of County Commissioners for final action; the applicant will proceed with CDOT-required improvements and permits.
