The Riverton Planning Commission recommended approval of a development-agreement amendment that would increase the total number of residential units allowed in Mountain View Village and approved a related exterior site-plan amendment for the Village Lofts building.
Planning staff said the amendment would add six units to an existing cap that had been previously amended to 282 units; the second amendment would raise the cap to 288. The change stems from a proposal by Salt Development to convert a remaining 10,000-square-foot main-floor retail corner into six residential units, including minor exterior design revisions to tuck the corner back and add landscaping.
“Salt Development thought and the city concurred that this really probably created more impacts than it addressed, and so ... the last remaining commercial space [would] be converted to six residential units,” a planning staff member explained. Salt Development vice president of design Ethan Bedingfield described the project as luxury multifamily with two-story changes at the corner, pool and amenity spaces, and said the footprint reduction changes 5,100 square feet of retail to 5,400 square feet of stacked residential.
“That's the major change on the site,” Bedingfield said, describing updated renderings and the revised corner treatment.
The amendment affects the Mountain View Village development agreement and requires city-council approval after the commission’s recommendation. Commissioner Clough moved to recommend approval of the second amendment to the Mountain View Village development agreement and to approve the site-plan amendment for the Village Lofts exterior architecture; Commissioner Knudson seconded. The commission voted unanimously to recommend approval.
The staff report and applicant materials note CenterCal — the master developer — has consented to the change and will sign the amendment before council consideration. Final approval of the development-agreement amendment and the amended site plan rests with the Riverton City Council.
