Cherokee County planning commissioners denied a variance request from Steven and Valerie Bauer to construct an accessory structure exceeding size, height and exterior-material standards at 10424 Highway.
Staff described the property as a 0.91-acre R80-zoned lot with an existing single-family house of approximately 1,583 square feet. The applicants proposed a roughly 2,400-square-foot accessory building—about 150% of the primary structure by staff calculation—and a height described in the package as 24 feet 4 inches. The county zoning ordinance limits accessory square footage to 50% of the principal structure and limits accessory height to no more than 25 feet or the height of the primary structure, whichever is lower; structures of 400 square feet or more must use exterior materials compatible with the primary structure (Article 5, Section 5.6).
Applicant Steven Bauer told the commission he needs storage for an RV, tractors and equipment and described a prefabricated metal building with trim and paint intended to complement the house. Commissioners raised concerns that the proposed building is disproportionate to the modest primary house, occupies a large portion of the lot and will be highly visible from the road and neighboring properties. One commissioner suggested a smaller variance to permit enough space for an RV but not the larger building proposed.
After discussion, a motion to deny the variances for size, height and noncompatible materials carried unanimously, 5–0.
