The Worcester County Board of Zoning Appeals approved a front‑yard variance on March 13 to allow replacement and modest expansion of an existing deck and the addition of a screened porch at 49 Anchor Way Drive in the Mystic Harbor subdivision.
The applicants, Norman and Diana Beck, requested a front‑yard setback reduction from 25 feet to 20.8 feet (a 4.2‑foot encroachment) in the R‑4 General Residential District to replace an existing 12 by 16 deck with a 10.5 by 12 deck plus a 12.5 by 12 screened porch for a combined footprint of roughly 12 by 23 feet, per the application filed with the board.
At the hearing the applicants said the house is a corner lot with two front‑yard setbacks, the lots in the development are small and the existing deck had earlier been granted a variance in 1990. The applicants told the board they had Mystic Harbor HOA approval on file and presented a neighbor letter from Jerry and Sheila Zangler stating they had no objection.
Board members reviewed photos and the site plan in the record. No members of the public testified against the application. A motion to approve the variance was made, seconded and recorded as approved with no opposition.
