County planner previews October P&Z items: North Piney Road variance, Community Impact rezoning and potential Big Goose subdivision

County Planner Mark told the Aug. 12 staff meeting that Planning and Zoning will consider several items later in the fall, including a variance application for a nonconforming parcel on North Piney Road in Story, discussions with the owner of the former NSI property (branded as Community Impact) about rezoning and plans, and a potential subdivision near Big Goose.
Mark said the North Piney Road item involves reducing an already nonconforming parcel to accommodate a boundary-line adjustment with a neighbor whose septic system currently lies on the applicant's property. That variance will appear on the P&Z agenda in October. "Lo and behold, his neighbor's septic system is on his property, and so they need to…" Mark said.
He described meetings with Community Impact about broad plans for development of the old NSI property and said county staff and the property owner have had "cooperative and productive meetings." Mark also said he would be meeting with a surveyor about a potential subdivision on Big Goose and that construction numbers countywide are up from last year but below the 2021–22 boom years.
Ending: The variance and rezoning proposals will appear to Planning and Zoning in October; county staff will continue discussions with property owners and surveyors and return details to the commission as plans formalize.
