Subdivision committee approves boundary line adjustment for Carver family property near Laytonville

The Mendocino County Subdivision Committee on March 13 voted to approve Boundary Line Adjustment B2025-003, a proposal by George Carver Family Land Incorporated to transfer 62 acres from Lot 1 to Lot 2, creating a 9-acre parcel that will contain an existing single-family residence, well and pond and a 67-acre parcel with no improvements.
The adjustment, presented by agent Jim Ronco, was described as straightforward. "It's just a running of the mill BLA — pretty straightforward," Ronco said during the hearing. Staff planner Russ Ford described the project as categorically exempt under the California Environmental Quality Act (CEQA). The property is located about seven miles northeast of Laytonville on the south side of Woodman Creek Road at its terminus at the Eel River, listed at 10100 Woodman Creek Road.
Environmental Health and the Department of Transportation (DOT) registered no comments at the committee meeting. The committee approved the adjustment with standard conditions. Marlena Doodley moved approval and Jason Wise seconded; all three committee members voted in favor.
The committee’s approval at the subdivision level is a formal recommendation/action to record the boundary line adjustment under standard conditions identified by Planning and Building Services. Any required map notes or conditions tied to CEQA compliance or other agency sign-offs will be addressed as specified in the staff conditions.
