RPC recommends BOCC approve zone change for crane rental and storage yard on West Bell Vista

On March 12 the Pahrump Regional Planning Commission voted to recommend that the Board of County Commissioners approve a conforming zone change (ZCMP 24-22) to rezone 2.5 acres at 3621 West Bell Vista Avenue from Neighborhood Commercial to Commercial Manufacturing. The change would allow the property owner to operate a crane sales, rental and storage yard.
John Rafacz, owner of Cranes West Services, told the commission he operates crane sales and refurbishing in Las Vegas and intends to use the Pahrump site primarily for storage and local rental; major repairs would remain in Las Vegas. Staff found the proposal consistent with the master plan designation and recommended approval. Commissioners asked about site improvements, screening and a completion schedule; the applicant said fencing and site cleanup remain to be finished and that containers will be removed and a fence installed.
The commission amended special condition dates (staff noted a calendar correction for special condition 5) and voted to forward the recommendation with conditions to the BOCC. The applicant's request will be scheduled for final action by the Board of County Commissioners (as noted, a BOCC hearing was set for April 15 in staff materials).
