Commission continues fuel-dispensing proposal at former bank site after water district concerns

The Pahrump Regional Planning Commission on March 12 continued a conditional use permit application to allow a fuel-dispensing station and related development at 750 South Nevada Highway 160 (the former Bank of America site) to the commission's May 14 meeting and instructed the applicant to present the project to the Nye County Water District on April 10.
Staff described the proposal as a two-acre redevelopment that would include a 3,800-square-foot convenience store, a 3,720-square-foot fuel canopy, a 1,200-square-foot car wash and a 2,200-square-foot quick-service restaurant. Staff said the parcel is zoned general commercial and that fuel dispensing is a permissive use with an approved CUP.
Public comment from Daniel Weeks, general manager of the Nye County Water District (speaking as a private citizen), cited flooding history at the site and hydrologic connectivity between a historic spring under the Nugget parking area and the subject site. Weeks warned a major leak could produce a "deep plume" of petroleum moving toward park and wash areas and urged the commissioners to seek further water-district review.
Commissioners noted the site's known flooding and the proximity of wellheads serving large numbers of lots, and several said they wanted a more detailed review from the water district before taking final action.
The applicant was not present at the RPC meeting. The commission voted to continue CU 24-57 to the May 14 RPC meeting and requested that the applicant attend the water district's April 10 meeting and provide any information the district requests. The continuance preserves the applicant's right to pursue the project while giving commissioners additional technical input before a final determination.
Ending: The item will return to the RPC after the commission receives the water district's comments and the applicant addresses site-development and containment measures during the site-plan stage.
