The Flower Mound Board of Adjustment approved a setback variance for a Crooked Lane property so the owner may build an attached two-car carport.
Staff presented BOA-25-0001 and said the request is for a variance from Section 98.395 of the town code, which requires a 25-foot front-yard setback in the SF-10 single-family district. Plan review manager Tasha Coats outlined the site plan and said the subject lot is 17,859 square feet and has no previous variances.
Applicant Patrick Ruhland, representing owner George Griffin, told the board the property was recently replatted, which led the lot to be designated a “key lot” with two front yards. Ruhland said the key-lot designation prevents the property from using a 10-foot side-yard setback and forces two 25-foot front-yard setbacks, one on Red Bud Drive and one on Crooked Lane, and that restriction prevents a functional two-car covered parking area. He said the owner is requesting a 5-foot reduction — to a 20-foot offset — to allow an attached, open two-car carport built of materials matching the home. Ruhland said allowing the variance would avoid removal of several established trees that would be damaged to place a detached garage in the rear.
Board members questioned staff about how the key-lot designation applied after the replatting. Staff explained a key lot is a corner lot that abuts two interior lots and that, under the district regulations, both adjacent front yards must meet the 25-foot requirement. Ruhland and staff clarified that neighbors had not submitted comments for or against the request.
After discussion a board member moved to grant the variance as requested; the motion passed on roll call. Votes recorded at roll call were: Board member Frini — aye; Vice Chair Shea — aye; Chair Jones — aye; Board member Seeley — aye; Board member Bean — aye. The motion carried 5-0.
The variance allows a front-yard setback of 20 feet along Crooked Lane to accommodate an attached two-car open carport. If the variance had not been approved, the applicant said the alternative would be a detached garage in the rear that could require removal of three to four established trees and greater impacts to neighboring properties.
No formal conditions or follow-up tasks were announced at the hearing. The board closed the matter and moved to the next agenda item.
