Commission approves Redbird Meadows preliminary/final plat and rezones portion of property to rural residential

The Augusta Planning Commission on 2025-02-20 approved a one-step preliminary and final plat for Redbird Meadows (FP2025-04) and separately approved a zoning district reclassification (RZ2025-03) to change Lot 1 at 9716 Southwest Highway 54 from C-3 General Commercial to RR Rural Residential.
Kimmy, planning staff, described the two-lot plat and told commissioners Lot 1 will be 4.3 acres and contains an existing house the owners plan to sell. Lot 2 will retain existing buildings and slight boundary adjustments. "The applicants requested the subject property be platted. It is 4.3 acres," Kimmy said.
Gerald Dixon of Goudicchio Surveying spoke for the applicant and said Lot 1 will be split from a larger parcel and clarified that Lot 2 contains an existing house and barn and is not located in the mapped floodplain. “Lot 2 is 7 acres, and Lot 1 is 4.3,” Dixon said.
Motion and vote: A commissioner moved to approve FP2025-04 and the motion carried with all in favor; the commission then approved the rezoning case RZ2025-03 by motion and unanimous voice vote. Kimmy said both items will be presented to the City Council on April 7, 2025.
Why it matters: The platting and rezoning formalize a subdivision that will allow the owners to sell Lot 1 with its existing house and preserve the remainder of the larger parcel. Staff recommended approval for both actions after review of the zoning criteria and “golden factors.”
Background and next steps: Kimmy said the area is served by well water, septic and Evergy electric; staff found the reclassification consistent with the comprehensive plan and noted surrounding properties are primarily residential or agricultural. The plat and rezoning will proceed to City Council on 2025-04-07. The commission record shows no written public input had been received prior to the hearing.
Ending: With commission approval, the applicants may proceed toward recording the plat and pursuing ministerial steps required for sale and, separately, will await City Council action on the zoning change on April 7, 2025.
