The Grand County Planning Commission reviewed the preliminary materials for the proposed Rourke Subdivision in Thompson Springs on March 10, 2024, and took no formal action.
The commission opened the floor to the applicant’s representative, who identified himself as Mr. Springer. “I’m here for an agenda item just to be available for the Rourke Subdivision,” Springer said. Planning staff noted the project had been submitted under the prior land-use code and that the application was being processed under the county’s new subdivision procedure.
Commission discussion focused on lot sizes, future subdivision risk and infrastructure. One commissioner said the proposed lots — generally between about 9 and 12 acres each in the civil plan — raised the possibility that an owner could later seek to subdivide a 9-acre parcel into smaller lots. Commissioners also confirmed the subdivision currently has three water taps allocated; staff noted that tap count when evaluating further division.
Springer, representing the applicant, told the commission the discussion “reflects what my client was, you know, looking at when doing this” and that neither the applicant nor the representative had concerns about processing the subdivision under the new code.
Because this meeting item was scheduled as a discussion-only review under the new land-use process, the commission did not take a formal vote or issue a recommendation at this session. Staff invited the commission to flag any technical or policy concerns for inclusion in the application summary to land use authority staff.
The commission’s next regular meeting is scheduled for March 24, 2024.
