North Port Commission advances first reading on Imagine School development agreement, sets second reading for June 24

The presentation during the June 10 meeting described the proposed campus as a consolidated site of roughly 23.935 acres along East Price Boulevard, designed to accommodate an approximately 139,500-square-foot K–12 facility for up to 1,500 students. The developer told staff the existing Imagine School locations near Toledo Blade Boulevard are intended to relocate to the new campus, which would include two gymnasiums, two cafeterias, an athletic field and a playground for younger students. Staff said associated site development and infrastructure plans are under review by the Development Review Committee and that no waivers to the Unified Land Development Code (ULDC) had been requested as of the first reading.
The development agreement specifies the developer’s obligations to construct and maintain central water and wastewater facilities, build and maintain one roadway and one pedestrian bridge proposed over Retention Ditch R-588, and to maintain Retention Ditch R-588. The agreement parties listed in the first-reading summary are Imagine School at North Port (developer), Forest Plaza LLC (owner) and the City. Staff said the agreement term is 10 years with two automatic extensions at the developer’s request. Staff recommended moving the ordinance forward for second reading; a motion to continue the ordinance to second reading on June 24 passed 5-0.
City staff referenced procedural requirements in the ULDC and Florida statutes during the presentation, including notice requirements under Florida Statute Section 163.3225 and the development-agreement provisions referenced to section 163.3227. City staff said the new campus is hoped to open for the 2026 fall school year, per the developer’s timeline, and that required improvements to maintain the city’s adopted level-of-service standards must be provided concurrent with development impacts.
No members of the public spoke on the item at the hearing. Commissioners asked no substantive questions during the presentation and the commission took no amendments to the proposed agreement at first reading.
A second reading and public hearing are scheduled for June 24, 2025, when commissioners may adopt, modify or reject the ordinance.
