Summary
A proposed rezoning to allow a clinic/dental/urgent‑care use at a Kings Pointe Professional Plaza parcel was withdrawn by the applicant before the Planning Board hearing; a Kings Point resident requested staff clarification on how a multifamily zoning designation could allow commercial medical uses.
A zoning‑map amendment to reclassify about 2.04 acres at Kings Pointe Professional Plaza from RC (Recreation) to R‑3 (Multifamily Residential) was withdrawn prior to the Planning Board’s hearing on Wednesday.
Senior planner Rob Johnson reported staff had received an email from the applicant on Monday asking that the application be withdrawn; the email was entered into the record. Because the item was withdrawn, the board did not take action on the requested rezoning.
A resident from the Kings Point community, Diane Spence, had been present and asked to speak. Spence requested that staff, if the item reappears, explain how an R‑3 multifamily designation could permit a clinic, urgent‑care or medical/dental use; she said neighbors were surprised by the application and wanted better advance notice and explanation. The board chair and staff offered to meet with the resident after the meeting to explain the permitted‑use chart and the process for how land‑use and zoning designations translate to allowable uses.
Rob Johnson said staff would provide the community with the applicable permitted‑use chart and the applicant’s withdrawal email would be placed in the record. No formal action was taken because the item was withdrawn.
