The Dublin Architectural Review Board voted to approve four requested waivers and to grant minor-project review for a remodel and addition at 40 East Bridge Street (case 2042). Staff recommended approval without conditions after the applicant revised the design to better integrate the addition with the historic house.
Staff member Sarah reviewed the history of the case and noted the applicant had previously been asked whether the addition would be subordinate to the historic structure. Sarah said the design changes — including a forward-projected gable on the Blacksmith Lane elevation, retained historic windows and trim where practical, matching railings and specified materials — addressed earlier concerns. Materials for the addition include a green tea orchard limestone veneer foundation, thermally modified wood siding and standing-seam bronze roofing; windows and doors will be Marvin Ultimate aluminum-clad wood in a bronze finish.
Applicant Kelly Burke spoke briefly and thanked the board for their guidance, saying the process had been challenging but resulted in a design she considered improved. Board members noted the applicant had softened and broken up the rear elevation and preserved historic features where possible.
The board approved four waivers — rear setback, quarter-to-12-inch roof pitch, permission for square windows and acceptance of SmartSide smooth trim — and unanimously approved the minor-project review without conditions. Staff confirmed the historic siding would be preserved where feasible and that staff would participate in material decisions.
With approvals complete, the project moves to permitting and to the contractor/material selection phase.
