Brentwood BZA approves 749-square-foot accessory structure at 1459 Witherspoon Drive

The Brentwood Board of Zoning Appeals approved a 749-square-foot detached accessory structure for 1459 Witherspoon Drive during its May 19 meeting.
Staff said Castle Homes requested permission to build the structure in the rear buildable area of the lot in Witherspoon Subdivision Section 1, Lot 149, zoned OSRD. The accessory building will be clad in composite lap siding with brick accents to match the existing house, will have a shingle roof with metal accents and is approximately 23 feet, 8 inches tall; the main house is about 30 feet tall. Allison, planning staff, told the board staff recommended approval subject to building codes and a required as-built survey prior to final inspection and issuance of a certificate of completion.
The proposal drew brief questions about exterior materials. Brent Wright, builder for Woodcastle Homes, said, "Everything's accurate, we're not asking for anything, we're compliant with all the zoning and the brick and roofing and everything still available to coordinate with the original structure." A board member noted that the accessory structure includes several elements found in houses and asked for clearer municipal language defining "living or sleeping quarters" in the zoning ordinance; the board member said, "I would love our zoning ordinance to better define what living quarters means." Allison said clarifying language would need to be taken to the planning department and city commission.
After discussion the board moved, seconded and approved the staff-recommended conditions, including the as-built survey requirement and four standard conditions of approval. The approval was recorded by voice vote; all members present said "aye."
