Commission approves concept for posts and lighting at TMG Realty site; fence screening to be finalized administratively

The New Shoreham Historic District Commission approved the concept of new posts and outdoor string lighting for a TMG Realty property on Water Street (Plat 6, Lot 157, Fire Number 212), while placing detailed screening (a fence around propane tanks and dumpsters) under administrative finalization once the applicant provides measurements and material details.

Applicant Tom Martucci told the commission he proposed posts at the same locations as previous short bollards and described the intent to improve nighttime safety by adding lighting. Commissioners and members of the public discussed post heights, aesthetics relative to the historic building, and whether the landscaping and fence treatment fall under the commission’s purview. One commissioner observed the posts are located on the addition to the historic building rather than the original fabric and said they did not detract from character.

Commissioners sought clearer drawings and exact dimensions for the proposed screening. They asked the applicant to submit a site map showing the fenced area’s square footage, fence height, post dimensions, and a specification for the rope trim (example: 2-inch, three-braid rope and horizontal spacing). The applicant said he could not produce more detailed engineering drawings immediately for cost reasons but offered the best available sketch.

The commission approved a motion to accept the posts and the general fencing concept, with the condition that the applicant submit the square footage and detailed fencing/rope specifications for administrative sign-off. Staff will handle the final sign-off if the submitted details match the commission’s expectations.
