The Planning Board approved a major modification to the earlier site plan decision for 589 and 601 Granite Street to allow an outdoor patio/covered rooftop at the existing event facility (the former ‘Dunkin’/university’ space reconfigured for events). The applicant, Leo Ketka, and civil engineer Dana Altobello described a modest roofed patio and new finished‑floor grading with stormwater directed to an infiltration paver system sized to handle the design storms. The applicant said the patio footprint is roughly 700 square feet of paved area with partial cover and will use subsurface infiltration to manage runoff; lighting fixtures were designed to limit spill at property lines.
The board discussed parking and potential overflow onto adjacent lots. A neighbor representing the adjacent commercial property requested signage and stronger assurances the venue’s patrons will not use the neighbor’s parking. Assistant Director Murphy recommended conditions requiring the applicant to post clear signage directing patrons to the facility’s parking and prohibiting use of the abutting property, with towing enforcement language as needed. The board included signage, lighting, stormwater and as‑built conditions in the approved decision.
The motion to approve the major modification carried by unanimous voice vote. Staff will prepare the formal decision for signature and collection of any recording and inspection items required prior to full use of the patio.
