Boise City Council on March 11, 2025 approved a preliminary plat for SUB 24-56 (Visionary Subdivision), an industrial subdivision that will create eight buildable lots on 30.4 acres north of Innovator Road and east of Pleasant Valley Road in Council District 4.
Jesse, a Planning staff member, described the proposal as an industrial preliminary plat in the I-1 zone with Airport Influence Overlay B (AIO-B). The property lies within the airport planning area and is in Airport Influence Area B, which prohibits residential and other noise-sensitive development. The applicant proposes construction of a north–south public roadway and is responsible for Innovator Road improvements west of the intersection, including a multiuse pathway.
The Planning and Zoning Commission recommended approval. The council opened a public hearing, received no public testimony, and then approved the preliminary plat. A roll call recorded votes in favor by Morales, Nash, Stead, Willett and Horlath; the motion carried.
