The Planning Board voted to approve a special permit and site‑plan review application for an accessory pool cabana and associated landscaping and stormwater improvements at 90 Catherine Drive. The applicant, Patrick Campbell, sought approval for a roughly 608‑square‑foot accessory structure with a covered porch, plus sitework including a swimming pool, grading and retaining walls on a 0.75‑acre lot in the Residence B zone and Watershed Protection Overlay District.
Attorney Michael Modestino and the applicant said variances required for lot size and lot coverage were already obtained through prior Zoning Board of Appeals actions. Staff confirmed the submitted plans were updated to meet the revised ADU/accessory‑structure standards; the cabana’s height was reduced to 20 feet and the applicant agreed to a 10‑foot rear setback for accessory structures. The board reviewed landscape, lighting and stormwater conditions and required the applicant to complete minor stormwater permitting and as‑built submissions prior to final occupancy.
After the public hearing was closed, the board voted to approve the proposed decision with the conditions prepared by staff. The motion carried on a unanimous voice vote.
