The Georgetown City Council unanimously approved on first reading a zoning map amendment to change 0.172 acres at 1306 Hart Street from Office (OF) to Residential Single-Family (RS), returning the property to the zoning that matches its long-standing residential use.
Travis Baird, Assistant Planning Director, said the lot sits within the TRG neighborhood and that most properties in the block are residential despite some lingering OF zoning from earlier code conversions. “This property is seeking to return to that residential zoning, which would conform absolutely with the surrounding property's uses,” Baird said.
Staff reported the application was complete, consistent with the TRG small‑area plan as incorporated in the city’s comprehensive plan, and suitable for RS dimensionally and topographically. Thirty-four owners within the 300‑foot buffer were notified. The city received one written comment in favor and zero in opposition. The Planning and Zoning Commission recommended approval 7–0.
A nearby resident, Margie Titus, spoke during public comment to ask staff about obtaining permits to repair water damage to the house; staff offered to meet with her to explain permit and repair options.
Council moved and seconded approval; the motion carried unanimously on first reading. The ordinance will return for second reading before final adoption.
