The Georgetown City Council on a first reading approved a rezoning that would change 9.12 acres at 737 County Road 152 from Agriculture (AG) to Business Park (BP), moving a proposed multi-tenant office/warehouse project closer to construction.
City planning staff said the site is at the northwest corner of County Road 152 and State Highway 130 and lies within the city’s designated employment center, where nonresidential uses are the primary target. “This is the last small piece of that employment center,” said Travis Baird, Assistant Planning Director, Current Planning, noting the parcel represents roughly 5.9% of the 155-acre employment center.
The rezoning drew questions about traffic and adjacency to the Crystal Knoll residential area to the west. Staff told council that driveway access directly onto SH‑130 likely would not meet standards and that primary access is expected from County Road 152 or via cross-access with the neighbor to the north. The staff report said 29 property owners within 300 feet received notices; the city received zero written comments in favor and eight in opposition. The Planning and Zoning Commission recommended approval 6–1.
The applicant described a proposed development of roughly 150,000 square feet of flex space with about 50 individual suites ranging from 1,800 to 5,000 square feet. The applicant said the development would include a detention pond placed and landscaped to provide a buffer to the adjacent neighborhood and that the project team would fund a water main connection to create a loop for better fire protection.
Staff review found the rezoning request complete and generally consistent with the comprehensive plan and Unified Development Code (UDC) standards for the employment center, while noting friction points commonly seen where Business Park zoning adjoins residential areas—primarily traffic patterns and driveway spacing.
Council moved and seconded approval of the request as presented; the motion carried on the first reading. The ordinance will return for a required second reading before final adoption.
