The Frederick City Planning Commission unanimously approved architectural elevations for the Grove Hill planned neighborhood development (case PC21‑1010‑05PND) during its June 16 special meeting, clearing a design milestone for the 8.52‑acre project on Grove Hill Road.
Staff told the commission the applicant had identified all six Class B design elements required by Section 604 of the Land Management Code and submitted two models — Mayer and Clarington — with multiple elevation options. The project proposes 65 townhomes arranged in 4‑ to 7‑unit blocks; end units are 20 feet wide with two‑car rear garages and interior units are 16 feet wide with one‑car garages.
Applicant Nick Wade of Ryan Homes presented the building packs and confirmed the development includes 24 end units and 41 interior units. Staff recommended approval of the architectural elevations subject to unconditional approval of the master plan (PC21‑1010‑PND) and unconditional approval of the combined preliminary plat and final site plan (PC23‑189‑PSUFSI).
Commissioner Valencia moved to approve the architectural elevations per staff recommendations; Commissioner Lowell seconded. The commission voted unanimously to approve the elevations as presented. No public comment was recorded on this case.
